Ardee Point Student Accommodation Scheme
Planning permission has been submitted for a 368-bedroom student apartment complex in the Liberties. The Ardee Point student accommodation scheme will provide high end accommodation for students and has been likened to a “boutique hotel.” The development will range from two to eight stories in height and will be separated into three blocks bounded by St Luke’s Avenue, Ardee Street, Newmarket and Brabazon Street. It will be operated by U.K based student accommodation operator NIDO Student who are planning to offer a range of services and events for both residents and the local community.
Permission had already been granted for 349 student bed spaces to be built on the site. These new plans will supersede any earlier plans, it is not an addition to the planning permission already granted.
This will be considered luxury accommodation compared to most student apartments and will include a night concierge service, super-fast wi-fi, housekeeping, maintenance as well as 24-hour security. The 12,248 sq metre development will contain a cinema room, gym, tv lounge, games space, events space, study areas and a common room.
It is hoped that the building of specialist student housing will help release some of the privately rented properties currently occupied by those studying in Dublin. Planning permission for 3,888 student bed spaces has already been granted within 1km of the Ardee Point site. Even with this massive increase there is still likely to be a shortage in student accommodation around Dublin. With Brexit looming, Ireland is expected to see an increase in the number of international students who may have been considering the U.K for their studies. The Ardee Point student accommodation scheme is expected to consist of around 75% international students and 25% Irish students.
A decision on the application is expected in December.
