Proposed works – Overview:

– Some areas of the building are urgently in need of repair in line with the duty of the owner to protect the building under Part IV of the 2000 Planning Act. The ground floor/ basement return is urgently in need of repair and indeed is at risk. Roof, floor, and windows here need urgent intervention. Generally, windows throughout are in fair condition only die to lack of paint and putty, although much historic glass is still in place.

– Some inappropriate later interventions should be removed in line with best practice, for the restoration of historic character. These consist of the substandard projecting WC at hall level rear, cast-iron wastes to front, partitions dividing large front rooms at first and second floors, and the removal of metal sheeting to some historic doors at first floor together with late 20th century/ early 21st century guarding to windows.

– In order for the building to function as modern offices with an apartment over, it is necessary to have contemporary standard sanitary facilities and break room areas with hot drink facilities (tea stations) to serve various levels. New partitions, where necessary, will be formed using lightweight partitions in order to provide the enclosures required; this will be done in a reversible manner without removing historic fabric. These functions require services of water and waste. In this regard, existing routes only with be used, and all redundant services will be removed, and historic fabric made good in appropriate masonry with lime plaster or sand lime mortar to match existing.
