New Social Housing Development Announced for Forbes Lane, Dublin 8

A bold new chapter is unfolding in Dublin’s Liberties area as Dublin City Council unveils plans to transform the former Road Maintenance Depot on Forbes Lane into a modern social housing development. The previously utilitarian site, known for housing storage sheds, warehouses, and administrative offices, is set to be completely redeveloped into a vibrant residential and community hub. This ambitious project is part of a broader public–private partnership aimed at alleviating Dublin’s housing challenges while revitalising historic urban spaces.

The approved scheme plans for the construction of 108 new apartments spread across two residential blocks. The design includes one building with six to seven storeys and another at five storeys. Residents can expect a mix of accommodations tailored to varying needs, featuring 64 one-bed units, 31 two-bed units, and 13 three-bed units. Beyond housing, the project emphasizes community enrichment by incorporating approximately 190 square metres of cultural, community, and arts space, along with 800 square metres of public realm and 700 square metres of communal open space. This comprehensive approach is intended to foster a tight-knit neighbourhood and enhance the overall urban fabric.

Situated at the busy intersection of Forbes and Marrowbone Lanes, the site is embedded within a dynamic blend of commercial and residential surroundings. Its proximity to local landmarks underscores the strategic significance of the location. In addition to creating quality homes, the redevelopment plan includes improvements to pedestrian and cycling facilities, featuring proposals to widen Forbes Lane and introduce new crossing points on Marrowbone Lane. These measures promise to elevate local accessibility and stimulate further regeneration in the area.

The planning process for the development has involved significant public engagement. A consultation session held in November 2023 drew considerable participation from the local community, with residents’ views being carefully integrated into the design. With the planning application now progressing under Dublin City Council’s Part 8 Local Authority Works (reference number 4343/24), further details such as construction timelines and phased implementation plans are anticipated in the coming months.
