New Development at St Teresa’s Gardens: A Step Towards Sustainable Living

The site of the former St Teresa’s Gardens in Dolphin’s Barn, Dublin, is set to undergo a significant transformation with the construction of 540 new apartments. This ambitious project, a collaboration between the Land Development Agency (LDA) and Dublin City Council (DCC), aims to provide much-needed housing in Dublin’s south inner city.

Project Overview

The development will consist of 543 homes, including 154 social housing units and 389 cost-rental homes. The site, located oof Donore Avenue in Dublin 8, covers an area of 1.74 hectares (4.3 acres) and is adjacent to the historic Liberties. The project is part of a broader initiative to create a sustainable and integrated community in the area.

Housing and Community Facilities

The new development will feature a mix of accommodation types, including 225 one-bedroom, 274 two-bedroom, and 44 three-bedroom apartments. In addition to residential units, the plans include various community spaces and facilities such as a crèche, a cafe/retail unit, and a mobility hub. These amenities are designed to support the growing neighbourhood and enhance the quality of life for residents.

Public and Recreational Spaces

A key feature of the development is the inclusion of public open spaces and recreational facilities. The Donore Project Park will be at the heart of the development, providing new routes between Donore Avenue, South Circular Road, and Cork Street. The public realm is designed to encourage active lifestyles, support resident wellbeing, and promote urban greening.

Planning and Consultation

The planning process for this project has been extensive, involving three stages of public consultation. The LDA and DCC has worked closely with local community representatives and councillors to ensure the development meets the needs of the community. The project has received planning permission, and enabling works have already begun,with the main construction contract expected to be awarded by the end of 2024.

John Coleman, Chief Executive of the LDA, expressed enthusiasm for the project, highlighting its significance in the LDA’s growing delivery pipeline. Dave Dinnigan, Dublin City Council’s Director of Housing Delivery, also welcomed the planning decision, emphasizing the high-quality homes that will be delivered on this site.
