Marrowbone Lane Housing Project Unveiled for 2025
Set at the strategic junction of Marrowbone Lane and Summer Street South, the development will see the rise of a nine-story mixed-use building housing 40 thoughtfully designed one-bedroom apartments. Ranging from 50.3 to 53 square meters, each apartment is tailored for independent living, with a particular focus on accommodating older adults. The design incorporates universal accessibility features, including spacious layouts, wide doorways, and thoughtfully placed fixtures to support ease of mobility. In addition to the modern interiors, the apartments will boast energy-efficient systems, large windows to maximize natural light, and sustainable materials built for longevity in an urban setting.
At the heart of the project is the integration of a community hub on the building’s ground floor. Designed as a central meeting point, the hub will feature a kitchenette, office space, and essential facilities such as accessible restrooms. This space is envisioned as the catalyst for neighbourhood engagement—where residents can gather for social events, workshops, or simply enjoy a sense of belonging. The inclusion of such communal facilities aligns with the city’s goal of fostering vibrant, inclusive communities that connect new residents with long-standing local traditions.
The Marrowbone Lane development is set to transform a previously underutilized and derelict site into a beacon of urban progress. The demolition of outdated structures paves the way for this modern complex, symbolizing the city’s commitment to sustainable growth. As part of a broader housing delivery plan—highlighted in recent city reports that detail a pipeline of over 17,000 new housing units across Dublin—the project illustrates a balanced approach: blending contemporary design with sensitivity to historical context.
Dublin City Council has been instrumental in driving this project forward. The council’s Housing and Community Services department has overseen the planning and development process, ensuring that the project aligns with the city’s broader urban regeneration goals. The council has also facilitated community consultations to gather input from local residents and stakeholders, ensuring that the development meets the needs of the community.
The construction of the Marrowbone Lane housing development will be carried out by Malone O’Regan Consulting Engineers, a firm known for its expertise in delivering high-quality, sustainable projects. The firm has been commissioned to prepare a Construction & Demolition Environmental Management Plan (CDEMP) for the site, ensuring that the project adheres to strict environmental and safety standards throughout the construction.
