James’s Street Regeneration: €56.4m Housing Scheme Approved
Dublin 8 is set for a major transformation after planning permission was granted for a €56.4 million development that will deliver 189 social homes on the former Steelworks site at James’s Street.
The project replaces outdated industrial sheds and surface carparks with three modern residential blocks, ranging from three to eight storeys. Landscaped courtyards and communal facilities are central to the design, ensuring the scheme is not just about housing but about creating a liveable community.
The apartments have already been forward-sold to Clúid Housing Association, guaranteeing that they will be allocated as social homes once complete. The development is being delivered by Kinvara Star Property, a joint venture between Kinvara Property and Castlestar Property Group, with financing provided by Maslow Capital. Construction will be carried out by Townmore Construction, appointed under a design-and-build contract.

Local representatives have welcomed the move, noting that the regeneration will not only provide secure homes but also enhance the streetscape along James’s Street. The scheme is expected to improve pedestrian links, reduce dereliction, and contribute to the wider renewal of the Liberties area, which has seen a wave of cultural and residential projects in recent years.
