Heuston Development Masterplan – Stephen Davis brings us the news of Heuston Masterplan, a major new development on the Liffey
Group Property division has launched the Heuston Masterplan for the transformational development of CIÉ lands at Heuston Station. The lands, which comprise ten hectares and include both Heuston Station and Conyngham Road Garage, are set to create a new community at the western end of the city, through the Transport Orientated Development (TOD).
The Heuston Masterplan proposes a substantial quantum of mixed-use development of commercial, residential, retail, and leisure facilities on a 10-hectare site, with potential for 210,000 sqm of development including 1,000 residential units. The plan also aims for CIÉ to create an exemplar of Transport Orientated and Sustainable Development, with substantial new pedestrian and cycling infrastructure to include two new cross-Liffey bridges, 5,000 cycle parking spaces, and high-quality public realm space within an urban environment, facilitating a largely car-free development.
The plan also includes opening up of approximately one kilometer of river frontage and interlinking the green assets and public amenities of Phoenix Park and IMMA. The plan also aims to safeguard ongoing transport operations and planned enhancements, ensuring enhancements under the DART and Bus Connects programmes are facilitated, and existing rail, bus, and Luas services are supported. Improved public transport provision includes a new station at Heuston.
The Heuston Masterplan is an ambitious plan exploring the opportunities for CIÉ’s lands at Heuston Station Dublin and neighbouring site at Conyngham Road Bus Garage. The development presents an opportunity to be one of the largest and most sustainable Transit Oriented Developments in Ireland. The plan seeks to maximise the provision of housing, employment, public services, and leisure space within close proximity to transport nodes.
